Phase 1 Environmental Site Assessment

A Phase I Environmental Site Assessment is a preliminary investigation of a property to identify the potential for existing environmental contamination.They are typically conducted to assess properties that past or current industrial or commercial activities may have impacted. The assessment involves a review of the property’s history, an interview with current and previous property owners, a site visit to identify potential environmental hazards, and an analysis of public records. The initial assessment aims to provide understanding of potential for contamination on property and to inform decisions about whether further investigation is necessary, eg. Phase II Environmental Site Assessment. The following guidelines are followed by our Professional Biologist (P.Biol),a member of Alberta Society of Professional Biologists with legal signing authority and authorized stamp: The Canadian Standards Association (CSA) Z768-01- Phase I Environmental Site Assessment, Canadian Environmental Assessment Act, 2012 (CEAA 2012) and applicable provincial environmental regulations in Alberta, British Columbia, Saskatchewan, and Manitoba. 

Phase II Environmental Site Assessment (Tier 1 Focused)

A Phase II Environmental Site Assessment is a follow-up investigation that confirms the presence and extent of contamination on a property after a Phase I Environmental Site Assessment has identified potential contamination. It involves collecting and analyzing soil, groundwater, and/or surface water samples and conducting additional testing and investigations as needed. The Phase II assessment results help develop a site remediation plan and determine if the property meets requirements. The following guidelines are followed by our Professional Biologist (P.Biol), a member of the Alberta Society of Professional Biologists with legal signing authority and authorized stamp: Canadian Standards Association (CSA) standard CSA-Z769-00- Phase II Environmental Site Assessment, Environmental Protections and Enhancement Act (EPEA) and Alberta Tier 1 and Tier 2 Soil and Groundwater Remediation Guidelines, in addition to relavant guidelines applicable in British Columbia, Saskatchewan and Manitoba.
